Flat Fee Prices
To help clients budget effectively for their transactions, my legal fees for real estate are charged on a flat fee basis. The following services are included within my standard fee: review of title, review of status certificate (for condominiums), preparation of one mortgage with a bank, meeting with the client to review and sign all closing documentation, following up with the other lawyer with respect to minor problems before or after closing, reporting letter within one month of closing, extended hours appointments on Saturdays & evenings.
Legal fees: $1080.90 plus HST* for a house; $1300.00 plus HST* for a condominium
Estimated disbursements: $800.00-950.00
Disbursements include title searches, tax certificate, title insurance, execution searches, registration fees, and courier charges.
Legal fees: $350.00-$550.00 plus HST and disbursements
Drafting residential Agreements of Purchase and Sale: $600.00 plus HST
This includes preparing the initial offer, meeting to advise on common inclusions and the offer/acceptance process, drafting any amendments to the Agreement which are required, and preparing the waiver of conditions.
Reviewing agreements for newly constructed homes/condos: $450.00 plus HST
Legal fees: $800.00 plus HST*
Estimated disbursements: $150.00-250.00
Refinance (with a major bank):
Legal fees: $825.00 plus HST*
Estimated disbursements: $250.00-350.00
Land transfer tax payable to the province is an additional cost when purchasing a property, over and above the legal fees and disbursements. First time buyers are entitled to a rebate on this tax up to the amount of $2,000.00.

*These fees are for single family properties in the City of Ottawa with a bank. There are extra legal fees applicable if a client is signing documents through a power of attorney, an Agreement is being reviewed or drafted, more than one mortgage is involved or there is a bridge loan, an alternative lender is being used, debts are being paid out, there are additional registrations on title, the property or mortgage is over 500K, there are disputes between the vendor and purchaser before or after closing, or title problems are discovered.
